When To Consider Buying A Home

Home prices have been hit hard by our nation's economic troubles, and while real estate is certainly on the rebound, many potential buyers are uncertain as to whether buying is a better option than renting. In general, the option to buy or rent depends on a number of personal factors and not necessarily on the market itself. Read on, and discover if it is more advantageous for you to buy or rent.

Your current situation is an important consideration. For instance, if you live alone and travel frequently, renting might be a better option. The same is true if you have a job that requires you to move every year or so, or if there is a possibility you might have to make a sudden move. Selling a house can take time, and if you have to relocate quickly, it's probably better to simply rent.

Conversely, if you are ready to put down roots and intend to stay in your home for four or five years or more, then buying is a great option. Instead of simply giving your money to a landlord, you will be building equity in a home purchase. In addition, while a landlord might decide to move or not renew your lease, you don't have to worry about this when you own a house. This can be a big factor if your home is located close to your kids' schools, your workplace and friends and family.

Renting is a good idea for someone who has no interest in dealing with the upkeep of a home and yard. Homes, whether it's a townhouse, a single family home or a condo, require repairs from time to time. Some are easy, and some can be quite costly and if you don't want to deal with the hassle, then renting might be for you.

On the flip side, you have very little control over the look of a rental unit. Maybe you can paint some of the rooms, but that is about the only change you can make. When you own a home, you truly get to personalize the house to suit your tastes and needs.
